Five Corners sits in central Clark County, far enough from the Gorge that the east-wind ice events rarely reach it and far enough from the rivers that its water losses start at home. Most of what we see here begins with a supply line, a water heater or an appliance connection, and then spreads because the crawl space beneath cannot dry out — the ground around it has been saturated since October. Summers are genuinely dry, which is why damage that begins in winter is often not found until spring.
- Appliance, supply-line and water heater failures
- Crawl space water that cannot evaporate in the wet season
- Mold discovered months after the original leak
