Orchards is the largest community in unincorporated Clark County and sits closest of all to our office, which in practice means the shortest drive when water is still moving. Its housing spans decades, from post-war streets to 1990s subdivisions, so the same block can hold a home on a shallow crawl space and one with a finished lower level. What they share is the climate: about 83 percent of the year's rain falls between October and April, and ground that stays wet that long finds the lowest way in.
- Crawl space intrusion across a mixed-age housing stock
- Failed sump pumps during the heaviest winter weeks
- Mold where moisture has sat through a full wet season
